Caledonia Michigan is a very desirable suburban community to live in

if you work in the Grand Rapids area.  The school system is top rated,

the village and surrounding area was rated one of the Top 100 places

to live by Money Magazine in 2005.  Caledonia MI is a bit rural

within a short distance of all the city attractions of Grand Rapids.

Example: Caledonia MI is about 6 miles from Gerald R. Ford

International Airport.

problem as other areas of our real estate market. A glut of homes

on the market and buyers with a bargain mentality.  At the current

rate of sales, we have a 30+ month supply of homes, if no other

homes come on the market.  If you don’t need to sell your Caledonia

home now, this is not a good time to test the waters with a high price

on your home. Save yourself the trouble and don’t list  your home unless

you absolutely have to sell.  And price it accordingly.

Construction continues on Villas of Ada Condos, Ada MI

The update for the Villas of Ada, Ada MI  is that the bulldozers have moved

in, three existing homes have been torn down and are on their way out.  We

have been watching the progress every day as we drive by. The road has

 been closed this week to hook up sewer and water. At the present it looks

 more destructive than constructive, but that is what the building

process is all about.

A large home was here but is gone now. The one on the right is the only one

left of the three existing homes being removed.

Our neighborhood connects to this parcel on the right. We can hear the dozers

 and land movers working away all day.  These photos are taken from Hall Street.

East Village, Ada MI July 2008 Real Estate Market Report

The East Village subdivision off of Ada Drive in Ada Township is a fairly

new development. The new housing construction started in 2005 and

is still continuing to date. You can buy a resale home or a new home

in this centrally located housing development.  Near both public and

private schools, East Village is also close to the Forest Hills and 28th

Street shopping areas. The Ada Bike or Walking Trail also connects

this area on Ada Drive with the village of Ada and the village of Cascade.

East Village is also close by the expressway for easy access to many

different parts of our greater Grand Rapids area quickly.  Large,

executive style homes with many amenities and extras are the rule for

this neighborhood. If you would like to start with a brand new house,

this may be the place for you to call home.

Cascade Woods, Cascade Township MI Residential Real Estate Market Report July 2008

Cascade Woods is an established neighborhood of large, executive

 style homes. Most of these homes were built in the 1960’s and

1970’s, although there are a few newer homes that were built recently

in the area. Close to the village of Cascade and the Thornapple River,

 this heavily wooded area has been a Grand Rapids desired suburban

place to live for  decades.  Part of the Forest Hills School District,

which draws many families, there is also the river and it’s picturesque

 appeal.  The drive down Thornapple River Drive between Ada and Cascade

in the fall is one of the prettiest drives in the greater Grand Rapids area.

Are you looking for a Grand Rapids Dream Home ?

Lots of internet searches for the perfect home are being done at midnight

in the robe & slippers, here in Grand Rapids Michigan, as elsewhere around

the country.

The mortgage rates are low, the apartment idea was great but now you

may have decided you want a piece of the American Dream. You want your

own garage, your own deck for barbecues and decorate the yard with flamingos,

if you choose to do so.

 

Let’s take a peek at that midnight computer search & see what the

average Grand Rapids consumer is searching for……….

I like to call this the “Dream Home Wish List.”

It seems buyers are ever optimistic and consistently put these parameters

in for top home search requirements, year after year, here in Grand Rapids.

Anyone would buy this house in a nano-second, if it existed,

………. but it doesn’t. A 4000 sq ft ranch house in Forest Hills Schools

with acreage alone would have you in the higher price brackets [300K-500K]

immediately.  A 4000 sq ft ranch house on Lake Michigan is in the multi-million

dollar category.  So much for the Dream home for most of us…..let’s go back to reality.

 

So just what did the average home buyer purchase last year and this year

in the Grand Rapids area?

Last Year in 2007:

  • 3159 households bought a house for $99,999 or under
  • 3278 households bought a house for $100,000 – 149,999
  • 1846 households bought a house for $150,000 – 199,999

First Quarter 2008:

  • 1409 households bought a house for $99,999 or under
  • 754 households bought a house for $ $100,000 – 149,999
  • 420 households bought a house for $ 150,000 – 199,999

It looks like prices have dropped dramatically and more people are buying

in the lowest price bracket of under $99,999. But these statistics are not

comparable.   About half of the homes selling for under $100,000 in 2008 are

bank foreclosures. The homes’ value and price sold are not the same.

The average foreclosure price is $78,400 compared to the overall

average home sale price of $119,600.

When the short sales are taken out of the total, the average home

sale price is now $160,900.


Bank foreclosure houses are typically not priced to compare to the

homes in the neighborhood in good condition. The foreclosure homes are

usually abused and need lots of work to be similar in value to other houses

in the neighborhood. Some need literally everything to be habitable!!

Most households ended up spending more than they thought they would.

To get the home of their dreams, they spent between $100,00

and $200,00, on average.
