Hidden Hills neighborhood has had 4

sales since mid May to the end of July.

 

Buyers still want that “perfect home” but are

willing to accept more updating than 1-2 years

ago.  With only 2 homes on the market currently,

Ada Woods has fast moving inventory of homes,

as in most Forest Hills neighborhoods.  No current homes

on the market and all inventory is sold.  Perfect time to sell

as prices are on the rise by over 10% since Spring of last year.

Pending Home Sales = 0

Sold Homes = 3

Average Sold Home Price = $ 218,666

Average Sold Price/Sq.Ft = $144.25

 

Caravelle Village homes are selling very quickly,

like most Forest Hills neighborhoods.  Two of these three

homes were newer, less than twenty years old, so the

average sold price is higher than the majority of homes

in this neighborhood, which dates to the 1960’s and 70’s.

It is a small town on the Rogue River with an excellent

public school system, diverse businesses, and suburban

Housing sales in Courtland Township, Algoma Township and

City of Rockford are included in this report.

 

Rockford’s inventory continues to lag behind

last year, though Spring may bring out more home sellers.

The home market is brisk in Rockford, with home sales

over taking the number of new home listings on the market.

With no homes on the market and five homes

sold in the last 5 months, inventory is moving

quickly.

 

Sold prices vary from $210,00 to $420,000,

so less expensive Tamarron homes, or homes

in aged condition are selling for less.

Average sold price went down $60,000

from mid 2014 prices.  So, yes, your

Tamarron Estates home will sell, but it

might not be what you thought

(hoped) you would get.

 

An updated home is always more desirable

in any real estate market.  Don’t make the mistake

of over-improving or under-improving your house.

Kentwood Michigan is a large suburban city southeast of Grand

Rapids, population under 50,000. It has manufacturing, shopping centers,

and lots and lots of residential housing. Kentwood Public Schools are

one of the largest school systems in the Grand Rapids area with over 9000

students and 16 buildings within a 24.25 square mile area.

2014 Real Estate Market Activity October – December 

 

Kentwood Active Listings = 151

From $49,000 to $524,800

Sold Homes = 190

Average Sold Price = $ 138,933

 

Kentwood homes sold well in the third quarter of 2014,

so well that available inventory doesn’t last long on the

market, if the home is in good condition.  Even with the

demand for homes being strong, prices are not increasing

dramatically, though they are inching up slightly as we

head into the pre-Spring market.

 

If you are thinking of buying or selling a Kentwood home,

don’t wait. Getting a jumpstart on the spring/summer market is

a savvy move for smart sellers and buyers.  Don’t wait for the
