East Grand Rapids Michigan Top Best Buy Homes April 2011

East Grand Rapids Michigan Top Best Buy Homes April 2011

This is our list of the Top Best Buy East Grand Rapids Houses

to buy based on price/square foot.  Price per square foot is a

great leveler.  If two similar homes are listed at similar prices,

their price per square foot should be similar and it should reflect

the interior finish of the home.

For example, if it has crystal chandeliers, wood flooring, a new

kitchen, this would be more value per square foot than a home

that still has the 1980’s decor and/or is in derelict condition.

Please note that this list can change daily as some homes sell, prices

are adjusted and other homes come on the market.

7 Sold Homes, 1 Pending Home in Forest Hills District last month

with the majority of activity in Grand Rapids Township.  Only two homes

were in the $100K range, the rest were in $260,000+ category.

Pricing seems to have stabilized in Forest Hills School District.

If you are willing to do repairs and update a home, there are still some

good buys at historically low interest rates, though rates and mortgage

requirements are rising.  The homes in the most up-to-date condition

sell the fastest, as most buyers do not want to do repairs or updates.

WARNING: Some of these homes may be bank owned foreclosures,

short sales and not habitable as is or available for a mortgage

in present condition.

The homes this month in Caledonia real estate are mostly middle

to upper end homes, with only 3 homes under $100K in price.  Activity

is ramping up with the advent of spring, as 22 homes went pending

in the last month, 10 sold.

Price is still a huge factor, the average sale was under $150K range.

Since the low sold was $ 25,000 and the high was over $1,000,000,

this is quite a spread.  Distressed properties were about 25-30% of

sales in the last month and there were fewer available on the market.

Grand Rapids Michigan has lots of smart people.  These smart people

tend to like education, in all forms.  This has resulted in 18 different colleges,

universities and higher level education schools located in our metro area.

Grand Valley State University Eberhard Center

Grand Rapids is a college town.  Yes, really.  We have around 77,000

students attending higher education schools in the Grand Rapids area.  This

is a larger number than attend MSU[47,000] and U of M[41,000], respectively.

This is a great resource for local businesses and our communities.  Above, is

Earth Day 2011 – Say Goodbye to the Beer Frig

Earth Day 2011 – Say Goodbye to the Beer Frig

by Bonnie and Terry Westbrook

Do you have that old refrigerator in the garage just in case

you might need it for a party or extra beverages?  Did you know

that old refrigerator or freezer can use more than twice the amount

of electricity as a new one?

Savings of up to $150 per year if you replace your old refrigerator

or freezer with a high efficiency one.  Plus it will keep harmful

materials out of landfills.  Green Hint: Usually your refrigerator is the

highest energy guzzling appliance you own.

beer_frig_costs_dollars

DTE Energy is offering rebates for turning in old

refrigerators, humidifiers, and room AC’s.

Did you know?

Recycling 30,500 refrigerators…

  • will reclaim more than 90,000 lbs. of aluminum
  • is equal to removing the emissions from 61,000 cars for a year
  • keeps 300,500 lbs. of foam insulation from landfills

DTE says about 95 percent of the materials used in each refrigerator

or freezer will be recycled and the toxins and ozone-depleting chloro-

fluorocarbon gases from foam insulation will be safely disposed.
