Current Active Listings = 39   

from $109,900 to $1,049,000

 

Caledonia Pending Home Sales = 33

 

Caledonia Sold Homes = 63  

 from $ 128,000 to $ 800,000

 

Average Sold Price = $ 305, 025

 

 The Caledonia Real Estate Market is climbing

in value.  The average sold home has risen 20% in

price from one year ago statistics.  Caledonia is a

popular destination for home buyers in the

the Greater Grand Rapids market area.  Homes are

 

selling quickly, only 12 of the 63 homes took longer than

90 days to sell.

 

The Summer market will moving quickly

for Caledonia home buyers.  Be sure you have done

your “homework” before you go out looking!  Most Sellers

have the luxury of choosing from multiple offers,

so set yourself up for success by being prepared

March 1, 2016 – May 31, 2016

Active Listings = 199      From $ 99,900 to $ 2,450,000

Pending Listings – 131

Sold Homes = 206       From $50,000 to $1,450,000

 

Forest Hills homes are selling quickly, 

but the quantity of new homes entering the

market is way below our normal.

For the past quarter, we have 337 homes sold

and only 199 listings.  Sold homes are half the

total of six months ago.

 

 

Finding a Forest Hills home under $250,00

with updates is getting very difficult, under $100K

is almost impossible, very slim pickings and you

can bet condition is a key factor.  Be ready for

major remodeling projects, which prices a large

portion of  buyers out of the competition.

 

 

Forest Hills is a public school district in Ada – Cascade Michigan.

A Greater Grand Rapids suburban community that has wonderful neighborhoods,

some new, most are older.  It boasts Top Ranked Forest Hills Public Schools,

private schools, and a suburban life style that attracts many home owners.

The Hidden Hills real estate market has had

 

a fairly busy year so far.  Two pending sales and four

closed sales, with the average sold price rising by over

20% from the same time frame last year.

One of these homes was flipped rather quickly and more

than doubled in price.  This sold price would be at the peak

of home prices in Hidden Hills and would not be the case

for homes that haven’t been completed remodeled.

This also clearly demonstrates that today’s buyers want

an updated home and are willing to pay for it.

Watermark Homes are selling for less than they

were a year ago, about a 10% drop in average price.

This could be due to condition and age, as some

of the properties are probably due for updates

 

Current home inventory is small, but sold

properties are above average for this Spring market.

Golf course homes are considered a desirable place

to live and appeal to both local and transfer buyers.

 

Watermark Residences offer different types

of housing.  Single family residential homes,

single family condo residences, and a few

townhouse residences.

 

Watermark Residences attract buyers who are

interested in the private golf course, club pool,

public restaurant,  and public work out facilities.

Homes in Caravelle Village are selling in days,

typical of the shortage for affordable housing in Forest

Hills.  All three of these homes sold for close to or over

listed price within days of listing.  This seems like a dream

come true for sellers, but it does have a negative side.

If you are looking for a new home in Forest Hills, it

could take months to find and negotiate the sale of your

new home.  Meanwhile, the new buyers of your just sold

home are anxious to move in.  This housing dilemma is stifling

the market right now for many potential sellers.

Quail Crest Condos are a desirable housing in 

the Forest Hills Area.  Condos are scarce here and this

subdivision offers older and newer construction.

New stand alone condo construction is almost if not

built out.  Demand from buyers is strong but this

doesn’t mean you can get top dollar for an outdated

condo here.  Statistics tell us you can expect to get ten

to twenty per cent less than homes in move in condition.

 

Quail Crest is located at the corner of Burton St and Spaulding

Avenue, near Watermark Golf Course, close to 28th St shopping and the

new SE YMCA complex that just opened this Spring.

 

Stand alone, 2 unit, and multiple unit condos are all part

of Quail Crest living.  New construction appears to be built out

or in the building process.

Clements Mill homes continue to be a desirable place to live.

New construction condo listings are selling quickly, a rapid turn-over is

almost guaranteed in this Forest Hills neighborhood.

Demand is greater than the supply, at least for the Spring, Summer

selling season.

 

The average sold price is up almost 17 % from 2015 stats

last year at the same time.  Condition of a home stills plays a

factor in whether a sale is fast or slow, and getting top dollar in per

square foot pricing.

Only three Ada Woods Home sales on the MLS during the first

part of this year.  With only one home currently for sale, inventory is

low at this time.  Prices average out about $365,00, with some homes

in the middle $200,000’s and some over $400,000.  The warmer weather

will bring a few more homes on the market.  They should sell within

30 days if priced reasonably.
