Real Estate Myth #7: Waiting for Spring to Sell Your Home Will Get You More Money

Real Estate Myth #7: Waiting for Spring to Sell Your Home Will Get You More Money

The old adage that told sellers to wait until the improved spring market

to put their home up for sale is just that – an old saw.  And not true today.

Buyers tend to favor the spring and early summer market to move but this time

around, it could be costly for both buyers and sellers.

Wake Up! The alarm is ringing!

If you haven’t been following real estate news, yes, I know, it starts

to become blah, blah, blah, after awhile; then you might be unaware of the

shadow inventory.  All the experts agree, this 4 million+ housing inventory

of foreclosed and about-to-be foreclosed homes is weighing the market down

right now—and we have 45 more months of inventory to work through.

This will hit all price levels, as many higher priced homes are seeing

owners make a financial decision to walk away from homes that have

lost 25-40% of their value.  The national news has been telling us this

week that despite a rise in home sales, home prices are on the decline.

And will decline at least another 10% in the next year.

Buyers who wait until next year are also missing the boat.  The price

of their new home might be less but will the COST be less?  Will interest

rates rise?  A one per cent rise in rates will affect your monthly payment

for 15-30 years.  Will mortgage requirements and costs go down? Not likely.

We have seen nothing but a steeper climb for buyers on the home

ownership hill.

Bottom Line Prediction:  If you are waiting for the “Spring Market”,

you will sell for less and pay more for the home you are buying.

126 pending or sold homes for the last month in Forest Hills School District.

There are fewer homes for sale, also.  If you are willing to do repairs and

updates, there are still a few good buys at historically low interest rates.

The homes in the most up-to-date condition sell the fastest, as most buyers

do not want to do any repairs or updates.  Distressed homes are

fewer and home prices are on the rise in Forest Hills for Nov. 2011.

This list could include properties in Ada Township, Cascade

city of Kentwood.

Kent District Library Gets Star Rating

Kent District Library Gets Star Rating

The Library Journal has given the Kent District Library its coveted

“Star Rating” once again.  This national rating system ranks 7513

libraries by  index of public services.  The Star list this year notes 292

public libraries for exemplary public service.  Based on  circulation,

visits, program attendance, and public internet terminal usage per

capita, these libraries are vital to their communities.  The statistics

for these ratings are from 2009 patronage.

cowboy reader bronze sculpture

Kent District Library System is one of 3 Michigan libraries to rank

on the list. Ann Arbor received 5 stars, Kent District Library and Benzie

Shores Libraries were awarded 3 star ratings.

Kent District Library is in the $10–29.9 million category for expenses.

Circulation per capita is up to 15.9 books per year, 9.1 visits per year,

and .4 program attendance at KDL.

The recent recession and economic woes have really increased library

usage nation wide.  More and more people are accessing their library

online and through mobile devices.  Ebooks in libraries have increased

by 183% in the past year.  These are trend changing statistics.  Will

the brick and mortar libraries morph into something more than book

storage buildings?  Libraries today are becoming community interest

havens for all types of groups.

Greater Grand Rapids Michigan Real Estate Market Report by School District 2007 – 2011

Grand Rapids Michigan Real Estate Market Report by School District Jan 2007-2009

Real Estate is always local. Grand Rapids is such a large metropolitan

area, the real estate market report for the whole area is not necessarily

indicative of  what is going on in any local area.  We hear a lot about

how we are doing as a whole, but these national and state reports

certainly don’t tell you what your neighbor just got for his home or

what the market prices are in your community.

We have split the Grand Rapids area up by public school district,

to give a logical approach to this report. This is a macro neighborhood

report, not a micro report.  Bear in mind, these are average sold prices for

large areas, not specific neighborhoods.  But we hope it gives you a good idea

of where home prices are in your general area within the greater Grand Rapids

market.
