Grand Rapids $100 Home Energy Audits

Affordable home energy audits are available in the Grand Rapids area.

Normally, these would cost $300-$400, but the State of

Michigan has set up a program through BetterBuildings for Michigan with

$30 million in federal grant money to help homeowners reduce energy

consumption.

Before your eyes glaze over with boredom, you might want to consider

the before and after statistics of a Free Home Energy Audit. Savings

have been seen by previous users from $235 to $800 a month.

 

The Team installs energy efficient light bulbs, showerheads,

faucets, and programmable thermostats at no additional charge.

They also suggest additional cost effective and energy saving home

improvements, such as insulation and appliances. They also offer

financial assistance to those who choose to install energy saving

measures, including rebates totaling up to $5000.

Lowell housing is rising in listing price and sold price for the last

six months.  Time to buy in Lowell is now, while interest rates are low,

and before inventory gets tighter.  All indications are showing inventory

is shrinking and home prices are rising.  If you have been sitting on the

Forest Hills is a school district in Ada–Cascade Michigan

real estate market that is always active. This Grand Rapids suburban

community has wonderful neighborhoods, some new and some older

with Top Ranked Forest Hills Public Schools, private schools, and

a life style that attracts many home owners.

Under $250,000 Homes:

Forest Hills Current Listings = 144

Average Sold price – $180,497

Average Time on Market = 3-4 months

Average Sold Price/Sq Ft = $ 105.79

 

$ 250,001 and Up  Homes:

Forest Hills Current Listings = 197

Average Sold Price = $ 440,603

Average Sold Price/Sq Ft = $153.24

Home inventory is shrinking and prices are rising in Forest Hills

for the last 6 months of market time.  Homes have gone up an

average of 10%, and sold price/square foot has risen in both

low and high end homes.  Still a good time to buy, interest rates are

still low, but home inventory is getting smaller.

East Grand Rapids is a community of homes priced from the

low $100,000’s to over $2,000,000 with the majority of homes

selling from $120K to $400K.  East Grand Rapids is a very popular

place to live and the months of home inventory, lowest in the

Grand Rapids area, shows this.

East Grand Rapids Real Estate Report April – Sept 2012

Active Listings – 62                 from $130,000 to $ 1,950,000

Average List Price – $ 484,823 

Pending Sales – 23

Sold Homes – 140                  from $ 76,677 to $ 1,200,000

Average Sold Price – $ 290,550   

Average Days on Market – 80

Absorption Rate -  2.28 months

Home inventory is down to a new level in East GR, but as you can see

by the graph above, home sales are still not driving prices up, so far.

Though prices are leveling out and low prices are hovering around

$ 130K in the starter range.  The Absorption Rate is 2.28 months,

which means if no new homes enter the market, it will take 2.28 months

for the current inventory to be sold or absorbed, at the current rate

of sales.  This is back into Seller Control category, which we haven’t seen

for at least 5 years.

Kentwood Michigan is a large suburban city southeast of Grand

Rapids, population under 50,000. It has manufacturing, shopping centers,

and lots and lots of residential housing. Kentwood Public Schools are

one of the largest school systems in the area with over 9000 students

and 16 buildings within a 24.25 square mile area.

2012 2nd & 3rd Quarter Real Estate Market Activity

Kentwood Current Listings = 211

Average List price – $127,946

Average Time on Market = 84 days

Average Sold Price = $ 124,553

Absorption Rate = 3.11 months

The average home in Kentwood is selling for about 23% more

than first quarter of 2012.   The time on the market and the Absorption

rate are both close to 3 months and no change from earlier stats. Real

estate prices are on the upswing in Kentwood.

Current Active Listings = 83

Average List price – $274,755

Average Time on Market = 80-90 days

Average Sold Price = $ 183,328

Absorption Rate = 2.9 months

Caledonia real estate has seen an increase in sales price

and shrinking inventory.  Prices have risen and many who were

waiting on the sidelines are back in the selling market.  The absorption

rate is down from 4.6 months in the first quarter to 2.9 months in the

last 2 quarters.  All signs of a definite recovery for Caledonia real estate

for the main buying and selling period this year.

Rockford is a northern suburban city near Grand Rapids,

about 15-20 minutes by freeway from the center of the city.  It is a

small town on the Rogue River with: an excellent public school system,

diverse businesses, and resources.

Pending Home Sales: 97

Sold Rockford Homes: 337

Average sold price  $ 203,203

Average sold price/sq ft = $114

Absorption Rate : 3.8 months

Housing sales in Courtland Township, Algoma Township and

City of Rockford are included in this report. Rockford’s housing market

ranges from $30K at the low end to over $1 million at the high end.

The average sold home price has increased a bit over 10% from 2012

first quarter statistics.  The Absorption Rate is at 4.68 months,  which

means if no new homes enter the market, it would take 4.68 months for

the existing homes to sell.  This is a good rate for the Grand Rapids area,

as listing inventory dips to near average levels.
