This struck us as funny! Electric Beach with arrows to parking in the snowy lot. Just part of Grand Rapids winter scene.
Kentwood Michigan Real Estate Market Report Oct-Dec 2012
Kentwood Michigan Real Estate Market April-Sept 2012
Kentwood Michigan is a large suburban city southeast of Grand
Rapids, population under 50,000. It has manufacturing, shopping centers,
and lots and lots of residential housing. Kentwood Public Schools are
one of the largest school systems in the area with over 9000 students
and 16 buildings within a 24.25 square mile area.
2012 4th Quarter Real Estate Market Activity
Kentwood Current Listings = 63
Pending & Sold Kentwood Listings = 217
Average List price – $116,340
Average Time on Market = 68-82 days
Average Sold Price = $ 111,960
The home inventory in Kentwood is at very low levels. This hasn’t
affected average sold price yet but we predict it soon will. As soon as the
spring buying season gets into full gear, quality homes that are listed at
a competitive price shouldn’t last long on the market. Still seeing a slight
decrease in average sale price, but the range of homes is from $ 18,000 to
$ 437,500 in this Grand Rapids suburban community, with the majority
in the mid-to-lower price ranges.
With not many homes for competition, this is a perfect time to consider
putting your Kentwood home on the market. Give Terry a call today,
he can discuss pricing, staging, and sales strategies to get the most
for your property.

7 Reasons to Buy a West Michigan Home Now
7 Reasons to Buy a West Michigan Home Now
This may sound like the same old rhetoric, especially coming from a
real estate blog. But if you are considering buying a home in the
next year or two, you might want to step up your timetable.
1. Home prices will bounce along the bottom this winter,
but prices are expected to rise 10% over the next four years.
2. Home inventory is still declining – making finding your dream home
much more difficult.
3. INTEREST RATES ARE STILL LOW!
4. Rents are rising – it is not quite the bargain it was a few years ago.
5. Long term home ownership creates family wealth.
6. Most young adult still desire a home of their own.
Increased demand + higher interest rates = higher home prices.
Experts estimate the First Time Home Buyer Grant Program will be gone
by June 2013.
7. When Home Prices Rise, your buying power decreases drastically.
You can’t save money fast enough to keep up with rising home prices
and rising interest rates. Especially if 20% down payment becomes the
new industry standard.
If you are thinking of buying a home I will be happy to discuss your options
and availability of homes in the West Michigan area. Give me a call at
616-292-7263.

East Grand Rapids MI Tree Disposal 2013
East Grand Rapids Michigan Tree Disposal 2013
by Bonnie and Terry Westbrook
Now that the holidays are over, clean up and disposal is on your
mind, especially if you have a fresh fir tree or wreaths. These
can be disposed of in an environmentally safe way by your local
government. Most provide a place or method for tree disposal.
East Grand Rapids residents may place discarded Christmas trees
and wreaths for collection and disposal at the curb on their regular
waste collection service day for two weeks, beginning Mon. January 7th.
If you are unfamiliar with the East GR’s collection schedule, you can call
the public works dept. at 940-4817 or go their website and view the yard
collection map.
