We are all waiting for spring here in West Michigan, with some snow flurries outside

my window, it doesn’t appear to be here yet.  One of the sure signs of spring is the

blooming of the forsythia with it’s yellow flowers covering a mature plant.

Rockford is a northern suburban city near Grand Rapids,

about 15-20 minutes by freeway from the center of the city.  It is a

small town on the Rogue River with: an excellent public school system,

diverse businesses, and resources.

 

Jan-Mar  2013 Rockford Real Estate Stats

Active  Listings – 189

Pending Home Sales: 75

Sold Rockford Homes: 132

Average sold price  $ 199,017

 

Housing sales in Courtland Township, Algoma Township and

City of Rockford are included in this report.

 

Rockford’s sold housing market ranges from $40K at the low end

to over $463,500 at the high end for the first quarter of 2013  sales.  The average

sold home price has decreased slightly for the last 2 quarters.  Homes are selling,

and inventory is short, with only  4 months of house inventory available.

2013 First Quarter Real Estate Market Activity

 

Current Active Listings = 81

Caledonia Pending Home Sales = 21

Caledonia Sold Homes = 36

Average Sold Price = $ 171,596

 

Caledonia real estate has had a slight decrease in average

sales price for the first quarter but we don’t see this trend continuing.

Home inventory is starting to get short in other Grand Rapids suburban

markets and Caledonia will be affected, as well.  Interest rates are still

low, so it is a good time to buy in Caledonia.

is shrinking.  Good news for home sellers, prices are  finally rising.  Interest rates are

still low, so buyers can still make a wise decision by choosing to buy a home.

real estate market that is always active. This Grand Rapids suburban

community has wonderful neighborhoods, some new and some older

with Top Ranked Forest Hills Public Schools, private schools, and

a life style that attracts many home owners.

First Quarter 2013 Real Estate Market Activity

 

Under $250,000 Homes:

Current Listings = 74

 Pending Home Sales = 47

Sold Homes = 87

Average Sold price – $168, 802      

 

$ 250,001 and Up  Homes:

Current Active Listings = 144

Pending Sold Homes =3 4

 Sold Homes = 80

Average Sold Price = $ 477,667

 

Home  prices are rising in Forest Hills for the last 12 months,

especially this first quarter of 2013.  We see about 10% price rise in the under

$250K category and about 15% in the upper priced homes.  Good news for

Forest Hills home sellers and even though prices are rising, interest rates are

still low for buyers.  If you have been waiting for prices to get back on the upswing,

now might be the right time to put your home on the market.

It has really grown in the last 20 years, in many ways. Lowell has a great

school system, a  thriving business community, a lively arts society, and

is one of the growing Grand Rapids suburban communities in Kent County.

Average Sold Price: $162,306   From $ 34,500 to $ 200,000

SOLD Homes: 64 Sold Homes

 

Lowell homes for sale has been drastically reduced, from 123 listings in late Sept 2012

to only 46 on Dec. 31, 2012.  The next few months will bring out new buyers and there will be

fewer homes for them to choose from in all areas.  Many sellers are still in an underwater position,

but those who own their home or have sufficient equity to sell are going to see much more activity on

a listed home this spring.  Prices are predicted to rise with the increased demand from buyers.
