Kentwood Michigan Real Estate Market Report Jan-Dec 2010

Kentwood Michigan is a large suburb of Grand Rapids with a population

under 50,000. It has manufacturing, shopping centers, and lots and lots

of residential housing. Kentwood Public Schools are one of the largest

school systems in the area with over 9000 students and 16 buildings

within a 24.25 square mile area.

Kentwood home sales have recouped some of their value this year

though sales volume is down.  We are still seeing some home price

reduction on homes in poor/dated condition.  Good news for sellers,

Kentwood has decreased absorption rates as fewer homes are entering

the market, 60% less homes sold in 2010 than in 2009.

 

2010 Kentwood STATS:

370 Active Listings for sale

88 Pending Home Sales

555 Sold Homes 

$108,777 Average Sold Price

109 Days Average Market Time

95.19% of List Price

Absorption Rate: 6.9 months

 

Synopsis:  More homes were sold in 2010 than

 in 2009 and the average sold price is slightly higher

than last year. The Absorption rate is also higher

than last year as homes take longer to sell. 

Foreclosures and short sales  are still affecting the

average market price in Kentwood, although the average

home sold price is up about 8% from 2009 prices.  The

homes under $ 150K are seeing about 80% of  the overall

sales.  The homes over $250K are selling but at a slower

rate and with longer market time.

 

In 2007, Kentwood had 434 home sales: avg sold price:$151,009

In 2008, Kentwood had 722 home sales:avg sold price: $115,127

In 2009, Kentwood had 448 home sales: avg sold price:$100,561

In 2010, Kentwood had 555 home sales: avg sold price: $108,777

East Grand Rapids is a community of homes priced from the

low $100,000’s to over $2,000,000 with the majority of homes

selling from $120K to $400K.  Since this is such a large spread

it is difficult to produce true averages, so take that in consideration

with the following statistics.

 

2010 EGR STATS:

107 Active Listings for sale

10 Pending Home Sales

172 Sold Homes 

$256,760 Average Sold Price

111 Days Average Market Time

94.47% of List Price

Absorption Rate: 7 months

Synopsis:  25% Fewer homes were sold in 2010 than

 in 2009, though the average sold price is similar to

last year and the Absorption rate is slightly higher.

Demand for East homes is still high and the turnover

rate is better here than many other areas of metro GR.

Overall, a good year for buyers in East GR.

Grand Rapids Michigan Cost vs Value Report 2010

The new Cost vs Value Report 2010 is out from the National Association

of Realtors.  This report compares home improvement costs and returns for

sellers.  There are national trends and local trends.  If you are a homeowner,

this is valuable information because it will tell you how much money you

can expect to recoup from home improvements on the sale of your home.

While you may not be intending to sell your home for many years, it is a

good indicator of what the average buyer is looking for in a home purchase

and what they are willing to pay for.

Grand Rapids is right on target with the rest of the nation in the number

one item that repays investment.  A new front door, specifically, a steel door

will get you 102% of your money back.  If you need a new front entrance door,

you might want to consider skipping over to your home improvement store

and putting one on order. 

 

Now, don’t get crazy and pick a really fancy door if you live in a basic ranch. 

Home buyers don’t want a front door that doesn’t match the home

style or decor, so don’t waste your money.  A nice steel door in a great color will

do more for your home’s curb appeal than one that doesn’t fit aesthetically.

 

All other home improvement projects went down in payback dollars, not

a surprise considering our local rate of home sales in the past 2 years.  But if

you have been considering a home improvement project, check the list to see

if it is a feasible option for you and your home.

If prices keep going in this direction, the bottom of the real

estate market could be behind us.  Mortgage rates are still low

and homes are very reasonably priced in Lowell.

Kentwood has been hit hard by the real estate downturn,

propelled by foreclosures and short sales.  Short Sales are

extremely difficult for most home buyers to consider as a

purchase due to timing.  Please keep in mind the time alone

for some buyers to consider.  Foreclosures are “somewhat” easier

to purchase but many are sold as-is, which means you have to

If a Caledonia home is where you would like to live,

interest rates are at historically low rates and inventory

is still high. Waiting to see the bottom of the market could

be a mistake, you can’t tell it is the bottom until it is gone.

Caledonia Michigan Real Estate Neighborhood Market Report – Crystal Springs 2010

Crystal Springs Development in Caledonia, Michigan is a large,

residential suburban housing development that was started in the

late 1980s and most construction was finished in the 1990s

although some newer homes have been built since 2000. There are

also a few vacant lots left to develop.

This development covers an area around Stonewater Golf Course

at Crystal Springs south of 68th Street to 72nd Street and encompassing

Kalamazoo Avenue on the east and west.  This development has single

family homes and condos, many located right on Stonewater Golf Course.

The public school system is Kentwood, though the address is Caledonia.

Crystal Springs is close to the shopping plaza at 68th and Kalamazoo,

Kentwood High School, and a short hop to M-6, which is the south beltline for

the Greater Grand Rapids area connecting US 131 on the west and I96 on the

east side of the city.

Absorption Rate for Crystal Springs Listings is 9.6 months for the

current housing inventory. If no other homes enter the market,

it will take 9.6 months for the current homes to sell at the current

rate of sales.

Crystal Springs Homes that are priced competitively are selling.

Average list price is up and sold price is down from 2009.  Sold homes are

nearly half of 2009 totals but have  started to rebound late in the year.

The average sold price has fallen anther 10% from 2009 average sold
