The third quarter of  2011 has been a good real estate market

in Caledonia Michigan.  Absorption rate for Caledonia MI Market is

currently 4 months,which means if no other homes come on the

market, it will take 4 months for the current inventory to sell

at the current sales rate.  This stat has lowered over the summer,

showing the uptake in home sales in Caledonia, Michigan.

Sold Homes = 52

Pending Sales = 21

Average Sold Price = $156,882

Sale Price to List Price = 94.74%

The Caledonia Market has seen good activity for the third

quarter of 2011, though average sold price is down and inventory

is slightly down.  Percent of sale price to list price has remained

steady here in Caledonia.  Now is a great time to buy, if you have

been considering moving to Caledonia.

Rockford is a northern suburban community near Grand Rapids,

about 15-20 minutes by freeway from the center of the city.  It is a

small town on the Rogue River with: an excellent public school system,

diverse businesses, and resources.   It is a popular and populous Grand

Rapids suburban area that many like to call home.

Housing sales in Courtland Township, Algoma Township and City

of Rockford are included in this report. Rockford’s housing market

ranges $60,000 at the low end to over a $1 million at the high end.

The average sold home price has held steady this year and the

Absorption Rate is down to 4.6 months, all good news for the

Rockford real estate market.

Lowell Michigan is located on the Flat River just east of Grand Rapids, MI.

It has really grown in the last 20 years, in many ways. Lowell has a great

school system, a  thriving business community, a lively arts society, and

is one of the growing Grand Rapids suburban communities in Kent County.

Active Listings: 150

Average Sold Price: $163,405

PENDING Sales: 26 homes

SOLD Homes: 45 Sold Homes

Average Sold Price to List Price:  93.41%

Absorption Rate for Lowell Listings is 6.3 months for the

current housing inventory. If no other homes enter the market, it

will take 6.3 months for the current homes to sell at the current

rate of sales. This figure is in the normal range and hasn’t changed

all year.

Lowell Homes are selling for a little more than the first half of

2011, on average.  Although, the average sale price to list

price has fallen, as we are seeing throughout the Greater

Grand Rapids area.  With record low interest rates, now couldn’t

be a better time to purchase a home.

Forest Hills is actually a school district in Ada/Cascade  real

estate market that is always active. These 2 Grand Rapids suburban

communities have wonderful neighborhoods, some older, some new

with Top Ranked Forest Hills Public Schools and private schooling,

such as Ada Christian that attract many home owners.

This report covers the third quarter 2011 Forest Hills real

estate market activity.

Active Listings – 400

Average Sold Price: $283,932

Pending – 63

Sold – 169

% Sale Price to List Price – 94.1%

Absorption Rate: 5.17 Months

Please bear in mind that this report is all about averages.

While it might take one home 330 days to sell, another may sell in

under a week.  Condition, location, amenities, and price play a

large role in a fast sale.  Even though there are many multi-million

dollar homes in this district, the majority of homes are under

$400K with the average sold price under $300K.

 

The Absorption Rate is increasing with fall approaching, 5.1

 months means that it will take 5.1 months for the current inventory

of homes to sell, if selling at the current rate.  This is considered a

normal market. Real estate is selling in the Forest Hills district,

despite what you hear on the nightly news.

Kentwood has been hit hard by the real estate downturn,

propelled by foreclosures and short sales.  Short Sales are

extremely difficult for most home buyers to consider as a

purchase due to timing.  Please keep in mind the time alone

[2-9 months] of negotiating with the banks makes it difficult

for some buyers to consider.  Foreclosures are “somewhat” easier

to purchase but many are sold as-is; so, funds for home repairs

and improvements are crucial to making this transaction viable

for buyers.

Caledonia real estate  is selling fairly quickly if priced correctly.

Only 6 of  the sold & pending homes this month have been listed

for 100+ days.  Price is still a huge factor, the average sale price

is up to $182,707 but the real telling factor is percent of sale

price to list price – only 2 homes were under 90%.

 

Distressed homes are still about 30% of the sold market here

 in Caledonia.   Mid priced homes in good condition are selling almost

as fast as they hit the market.

Caledonia real estate  has 2 homes under $100K this month

but homes in the $100K-200K category are picked up fast,  if

in good condition.  July activity has really taken off with 30 homes

pending,  8 sold homes for the last month in the Caledonia district.

 

Price is still a huge factor, the average sale price is down

again for the third month to $ 159,088.  Mid priced homes in good

condition are selling almost as fast as they hit the market.

Distressed homes and foreclosures are still driving prices downward

though we are seeing more competition for the traditional sale in

great condition.

get a much better picture of what you are paying for or if the

up-to-date condition sell the fastest, as most buyers

do not want to do any repairs or updates.

to buy is based on price/square foot.  If two similar homes are

listed at similar prices, their price per square foot should be similar

and it should reflect the interior finish of the home.  East GR has

homes listed at almost $500/Sq Ft and under $100/Sq Ft, so the

range in this community is wide.

If a home has new kitchen, wood flooring, and new bath updates,

this would be more valuable per square foot than a home that still has

the 1980’s cabinets, dated bathrooms and worn carpeting.

Home sales have increased this last month, home inventory

is  moving in East GR.  Distressed properties are still popping up

but much scarcer than other areas around GR and the bidding wars

are on.  Average sold price jumped because more expensive homes

were the majority of sold homes last month.

Pricing seems to have stabilized in Forest Hills School District.

If you are willing to do repairs and update a home, there are still some

good buys at historically low interest rates, though rates and mortgage

requirements are rising.  The homes in the most up-to-date condition

sell the fastest, as most buyers do not want to do repairs or updates.
