Current Active Listings = 45  

from $229,900 to $1,295,000

 

Caledonia Pending Home Sales = 34

 

Caledonia Sold Homes = 62  

 from $ 88,000 to $ 1,330,000

 

Average Sold Price = $ 313, 572

Average Days on Market = 35

 

 The Caledonia Homes Market Price is rising

and inventory is still low, driving up prices, which

is good news for Sellers. Days on the market is also

less than the last 6 months of 2016, which was 48 days.

 

Caledonia Home Buyers can’t be as choosy

as they were just a  few years ago. Although recent

updates and upgrades to a home, especially kitchens

and baths are still getting the higher dollars on resale.

 

Caledonia has a strong appeal for home buyers

Home inventory is zero in this busy Spring market,

as is the story elsewhere in the Greater Grand Rapids area.

Low home inventory is a real problem for homeowners

considering selling their current home.  Will they be able

to find another home to buy and move into when their home

sells.  Can possession be delayed?  Can we move in with

friends or relatives until we find our new home?  It does

complicate the whole selling and moving transition.

 

Bridgehampton is a 80+/- neighborhood of newer homes

just north of Fulton Street and backing up to the I-96 Expressway.

Quail Crest Condos in Forest Hills sold in less

than two weeks on the market last fall, with the

average sold price being slightly over $300K.

 

 Sold prices are on the rise in this neighborhood.

A scarcity of condos for sale is driving prices up in most

Forest Hills neighborhoods with Quail Crest being no

exception to the rule. New construction can’t keep up

with demand plus prices are much higher per square

foot for a new build, so this prices many buyers out of the

competition for the homes they are looking for.

 

Quail Crest is located at the corner of Burton St and Spaulding

Avenue, near Watermark Golf Course, close to 28th St shopping and the

new Mary Free Bed YMCA complex that just opened in Spring of 2016.

This state of the art new facility, LEED certified, is just a few blocks away,

a short walking distance with a dedicated trail that connects to Quail Crest

neighborhood at both entrances.

 

Stand alone, 2 unit, and multiple unit condos are all part

of Quail Crest Neighborhood living.  New construction appears to be

almost built out. Some homes could still be in the building process

as sold homes or close to finished as builder spec homes.

Prices seem to be holding fairly steady, even with limited

Winter inventory.

as the neighborhood has been built out.  The Spring market

will bring increased activity, both from buyers and other

Average Sold Price = $ 266,000

 

 The Caledonia Real Estate Market activity 

has slowed down this Fall from Spring and Summer

high turnover.  The average sale price is on the

rise in Caledonia, so don’t wait for the Spring market,

prices could rise with a continued shortage of home

inventory.

 

The Winter market will keep moving if new

inventory keeps coming.  Right now, the demand

is greater than the supply of homes on the market.

Prices are edging up, about 5%, especially for larger, updated homes.

Buyers continue to desire move in condition, so be aware that

worn surfaces and tired decor will not sell your home for

top dollar.

 

Home inventory is very low with demand still high

for this Forest Hills neighborhood real estate market.

Fall usually brings a slower market, but we aren’t seeing

that take effect yet.
