Predictions for Spring 2018

We wish we could wave a wand and make this shortage go away.

It is a real impediment to listing a home.  We have several sellers

that are searching for their new house before they dare to list

their current one.  Their home will sell almost immediately and

they have to have somewhere to live, either permanent or

temporary, as soon as 60-70 days after listing.

January 1 to May 31, 2017

 

 

Active For Sale Homes = 1

Pending Home Sales = 2

Sold Homes = 1              

Average Sold Home Price = $ 325,000

 

Caravelle Village Homes are in short supply,

the only listing is a new home build.  This popular

neighborhood has some new construction on Bechalla,

with 2 pending sales of new homes already under

way.  Selling prices have risen here for existing homes

to about $225,000 for an improved and remodeled house.

New builds are going for $300 – 350,000, and there are

limited lots to build on.

in the Forest Hills area, averaging around 500K.

It remains a very popular location, close to

schools, shopping, and expressways to the Greater

Grand Rapids.

 Tamarron Estates Neighborhood Real Estate 

has seen 4 sales in the last quarter of 2016.

The average sold price was $509,643, which is

slightly lower than 6 months ago.  This is affected

by higher priced sales in the neighborhood.  Sold prices

vary from $286K to $1,295K, so you can see there is a

large swing in values.

 

Many homes in the Tamarron neighborhood are older,

dating from 1970’s  to 1980’s construction.  While these are quality,

well built homes, they are in need of updates and remodeling to

bring them up to present day Buyer’s preferences.

March – September 2016

 

For the last 7 Months: 

78 Active Listings – from $159,900 to $ 1,600,000

0 Pending Listings

185 Sold Homes – from $ 142,000 to $ 1,475,000

Average Sold Price – $ 399,116

 

Sold home prices are leveling off in the last 7 months

in East Grand Rapids, with the average home sale at around $400K,

where it has been all this year.

For sale home inventory numbers are down and sales are

gobbling up listings almost as fast as they appear.

 

In the lower price brackets, be prepared for a bidding war

with other buyers, regardless of condition,  to be a successful

real estate owner in today’s East Grand Rapids home market.

 

However, the higher bracket homes may take a while to sell,

days on the market vary for the last seven months from 0 to 378 days.

The average home spent about 35 days on the market before going

pending.

prices increase steadily compared to 2015 statistics.

Cascade, this development holds it’s appeal

for today’s buyers.

The Hidden Hills real estate market has seen

an increase in sold prices from earlier this year,

when average prices rose about 20%, to $285,000.

 

This recent rise in sold price is heavily influenced

by a higher than average priced home sold at $450,000.

Most homes in this neighborhood range from

high $200K to mid $300K on average.

 

Outlook is good for Hidden Hills Homes in the near

future with a solid home sales price increase rising steadily

this year, so far.
