Caravelle Village 2017  Market Snapshot:

January 1 to May 31, 2017

 

 

Active For Sale Homes = 1

Pending Home Sales = 2

Sold Homes = 1              

Average Sold Home Price = $ 325,000

 

Caravelle Village Homes are in short supply,

the only listing is a new home build.  This popular

neighborhood has some new construction on Bechalla,

with 2 pending sales of new homes already under

way.  Selling prices have risen here for existing homes

to about $225,000 for an improved and remodeled house.

New builds are going for $300 – 350,000, and there are

limited lots to build on.

Sold Properties = 2

Average sold price  $ 449,500

 

Watermark Homes are selling, if priced for the current

market.  The average sale price seems a little on the low side for this

area.  One of the sold properties was a townhouse home, which are

the smallest homes available in this area.  Average cumulative days

on market is 93 days.  This higher than the average time on the

market for Grand Rapids homes, which reflects the higher price

range of Watermark residences.

 

With six properties for sale, this should be the Spring – Summer

market, although current inventory is high, it probably won’t last

until fall if sales continue as they have for the last year.

 

Current home inventory is in the higher price

category for condo properties in the Greater GR area.

Watermark Residences offer different types of housing.

Large single family residential homes, single family condo

residences, and a few townhouse residences make up

the housing inventory in this neighborhood.

Home inventory is zero in this busy Spring market,

as is the story elsewhere in the Greater Grand Rapids area.

Low home inventory is a real problem for homeowners

considering selling their current home.  Will they be able

to find another home to buy and move into when their home

sells.  Can possession be delayed?  Can we move in with

friends or relatives until we find our new home?  It does

complicate the whole selling and moving transition.

 

Bridgehampton is a 80+/- neighborhood of newer homes

just north of Fulton Street and backing up to the I-96 Expressway.

Most are two story homes with 3+ bedrooms, 3 garages, and

back up to wooded areas.

Quail Crest Condos Forest Hills Real Estate Report

Avg. Sale Price:             $310,317

 

Quail Crest Condos in Forest Hills sold in less

than two weeks on the market last fall, with the

average sold price being slightly over $300K.

 

 Sold prices are on the rise in this neighborhood.

A scarcity of condos for sale is driving prices up in most

Forest Hills neighborhoods with Quail Crest being no

exception to the rule. New construction can’t keep up

with demand plus prices are much higher per square

foot for a new build, so this prices many buyers out of the

competition for the homes they are looking for.

 

Quail Crest is located at the corner of Burton St and Spaulding

Avenue, near Watermark Golf Course, close to 28th St shopping and the

new Mary Free Bed YMCA complex that just opened in Spring of 2016.

This state of the art new facility, LEED certified, is just a few blocks away,

a short walking distance with a dedicated trail that connects to Quail Crest

neighborhood at both entrances.

 

Stand alone, 2 unit, and multiple unit condos are all part

of Quail Crest Neighborhood living.  New construction appears to be

almost built out. Some homes could still be in the building process

as sold homes or close to finished as builder spec homes.

Sold Homes = 199      

From $95,000 to $1,935,000

 

Average Sold Home Price – $340,000

Average Days on Market – 43 Days

 

Forest Hills home inventory remains

 

about the same as Autumn, as do pending and

closed sales inventory.  Traditionally, Winter sees

a slight slow down in home sales activity.

 

Forest Hills is a public school district in the Ada/Cascade

area of  Greater Grand Rapids. This suburban community

has wonderful neighborhoods, some newer, but most are older in age.

It boasts Top Ranked Forest Hills Public Schools, private schools,

and a suburban life style that attracts many home owners.

Prices seem to be holding fairly steady, even with limited

Winter inventory.

 

New condo construction is available but in limited supply

as the neighborhood has been built out.  The Spring market

will bring increased activity, both from buyers and other

Prices are edging up, about 5%, especially for larger, updated homes.

Buyers continue to desire move in condition, so be aware that

worn surfaces and tired decor will not sell your home for

top dollar.

 

Home inventory is very low with demand still high

for this Forest Hills neighborhood real estate market.

Fall usually brings a slower market, but we aren’t seeing

that take effect yet.
