Absorption rate for East Grand Rapids MI housing market is currently

at 11.29 months, which means if no new listings come on the

East Grand Rapids market, it will take 11.29 months for the existing

home inventory to sell.

There are 166 active listings on the East Grand Rapids market now,

up 26 from last month, ranging from $99,980 to $2,039,000.

20 Pending Home Sales w/ prices ranging from $ 99,900 to $ 499,000.

63 Sold Homes with sold prices ranging from $ 25,000 to $ 330,000

since Sept 1, 2008 in the East Grand Rapids housing inventory.

The lower end of this market (under $300K) has seen 2/3 of the sales

in the last seven months. With the current lowest list price at 99,900,

it looks like the bargain basement days in EGR housing is phasing out.

up slightly from last month, ranging from $99,980 to $2,039,000.

The lower end of this market (under $300K) has seen about 85 %

of the sales in the last six months. With the current lowest list price

at $ 99,980, it looks like the bargain basement days in EGR housing

is phasing out. Almost half of these sales have been over $ 100

a square foot. Homes in the higher prices are selling, but much

slower than normal.

West Michigan Schools Ranked in Top 1500 US High Schools 2009 by Newsweek

Newsweek makes its determination by ranking according to a ration devised by Jay Mathews: the number of Advanced Placement, Intl. Baccalaureate and/or Cambridge Tests taken by all students at a school in 2008 divided by the number of graduating seniors. All of schools on the list have an index of at least 1.000; they are all in the top 6 percent of public schools measured this way. (Most rankings just use AP)

West Michigan schools that ranked are:

Black River High School (Holland) Rank # 464 – 4th time on the list

East Grand Rapids High School Rank #1011 – 4th time on the list

Forest Hills Central High School Rank # 1088 – 5th time on the list

Lowell High School Rank # 1271 – 4th Time on the list

Jenison High School Rank # 1292 – 5th Time on the list

Mona Shores High School (Norton Shores) Rank # 1185 – 2nd time on the list

We all want our children to go to award-winning schools. These are the top

East Grand Rapids Michigan is doing fairly well in this market cycle.

The statistics are still in the buyers favor but sales continue to

close and inventory is inching downward. All signs of a recovering

market and a return to normal levels, though the 19 months of

inventory says we have a way to go before home inventory returns

East Grand Rapids to previous levels of about 6-9 months.

18 Pending Home Sales w/ prices ranging from $ 99,900 to $ 2,495,000.

75 Sold Homes with sold prices ranging from $ 25,000 to $ 912,500

since Sept 1, 2008 in the East Grand Rapids housing inventory.

The lower end of this market (under $300K) has seen 2/3 of the sales

in the last seven months. Since this market has such a wide range of

home prices, it is difficult to analyze. The higher priced listings are

selling, as well as the bargains below $100,000. The lowest priced

listing is now over $ 100,000 which we haven’t seen for over 6 months

here in the East Grand Rapids housing market.
