Grand Rapids Michigan Sunday Open Houses 3-13-2011 (1)

Grand Rapids Michigan Sunday Open Houses 3-13-2011

Sunday Open Houses are a great way to preview homes and take

a look at what is available for what price in a local area.  The times

are usually 2 hours in length, sometimes longer, which gives you lots

of leeway if you want to see a few homes you weren’t planning on

visiting on the way.

Open Houses are an excellent way to see if buying a different home

is feasible or if you would be better off staying where you are.  Price and

amenities in any local area should let you know if you are in the ball park

or not.  If that killer bedroom suite you have been wishing for is only showing

up in homes way out of your price range, then it just isn’t an option.  Time to

go home and give the master bedroom a new coat of paint, organize the

closet and let that dream go for now.

There are 48 Open Houses in Grand Rapids this coming Sunday:

Forest Hills Michigan Neighborhood Real Estate Market Report  Ada Woods
    Jan-Dec 2010

Ada Woods is an established development of homes in Ada, Michigan,

just west of Ada and south of Fulton Street (M46).  Ada Woods started

out as an E.L. Ladd development, but towards the end of the project

many lots were sold to other builders and completed by individual owners.

The dates of building range from 1980’s to 2005.  Most of the homes

have more square footage and more amenities than Adacroft Commons,

its  adjacent neighborhood.  As with Adacroft Commons, there is designated

common land in the development that remains heavily wooded and in a

natural state.  This development is in the Forest Hills School System and

    close to several private schools.

Grand Rapids Michigan Real Estate Market Report by School District 2007-2010

Grand Rapids Michigan Real Estate Market Report by School District 2007-2010

Real Estate is always local. Grand Rapids is such a large metropolitan

area, the real estate market report for the whole area is not necessarily

true for your specific neighborhood.  Some areas are growing and some

areas are shrinking in population.  Hopefully this report will give you a

glimpse of the big Grand Rapids picture by looking at the suburban pieces.

Forest Hills Michigan Neighborhood Real Estate Market Report Adatowne Jan-Dec 2010

Forest Hills Michigan Neighborhood Real Estate Market Report Adatowne Jan-Dec 2010

Adatowne is a popular entry level home market in the Ada area

of the Greater Grand Rapids metropolitan area.  Part of the appeal is

the proximity of Ada Elementary, Forest Hills Central Middle and High

Schools, Ada Christian Schools, St Roberts School and being close

to the village of Ada. Adatowne is an established subdivision, started

in the early 1970′s by E.L. Ladd Builders of Ada.

I have held many open houses in these plats  and sold many of

the homes as new construction – to be built.  If you doubt the power

of your home as an investment, a basic ranch in Adatowne (about

    1000 sq ft) sold  for $ 19,900 in 1975.

like not much inventory to choose from in this popular

neighborhood.  Price per square foot has went up for sold

homes this year, though average sold price went down by 3%.

With home buyers still in the driver’s seat, price and condition

continue to tell the “sold” story.

Clements Mill is  a newer home development built by Eastbrook

Construction in the Ada MI area, started in 1999 and completed in

2003. The average home in Clements Mill is a 4 bedroom, though 3 and

5 bedroom homes are also available.  Besides being newer and larger,

most of the appeal is the  proximity of Forest Hills Central Middle &

High Schools, Forest Hills Woodlands 5/6 School, St Roberts & Ada

Christian Schools, and Ada Elementary School, which are all a short

distance away, and all part  of the Forest Hills Schools system, an

What Will $1 Million Buy in a West Michigan Home?

We all like to fantasize about what we would do if we won the lottery

and had millions to spend.  Or inherited mega bucks from a distant

relative that we didn’t know about.  I’ll bet one of the first things

most people would do is move into a home of their dreams.  This

could be a log cabin in the woods, a large home on a manicured golf

course or a palatial estate on the big lake.

More homes on the list this month, pricing seems to have

stabilized in Forest Hills. If you are willing to do repairs and update

a home, there are still some good buys at historically low interest

rates, though interest rates and mortgage requirements are rising.

(Rumors of 10% down for an FHA loan in the near future)

WARNING: Some of these homes may be bank owned foreclosures,

short sales and not habitable as is or available for a mortgage

    in present condition.

Grand Rapids Michigan Sunday Open Houses 2-20-2011

Grand Rapids Michigan Sunday Open Houses 2-20-2011

There are 74 Open Houses in Grand Rapids this Sunday:
