The Real estate market for waterfront homes in Eastern Kent County Michigan

with private water frontage is always a popular market.  Sales in this category

for 2012 are up and home inventory is down.  Average sold prices are up to pre-crash levels

in this market area and sales are showing definite signs of speeding up.  The

spring market should be interesting for buyers and sellers in this category of

Lowell Michigan is located on the Flat River just east of Grand Rapids, MI.

It has really grown in the last 20 years, in many ways. Lowell has a great

school system, a  thriving business community, a lively arts society, and

is one of the growing Grand Rapids suburban communities in Kent County.

Lowell MI  Oct 1  thru December 31  Real Estate STATS:

 

Active Listings: 46      From $ 41,900 to $ 1,595,000

Average Sold Price: $162,306   From $ 34,500 to $ 200,000

PENDING Sales: 4 homes

SOLD Homes: 64 Sold Homes

 

Lowell homes for sale has been drastically reduced, from 123 listings in late Sept 2012

to only 46 on Dec. 31, 2012.  The next few months will bring out new buyers and there will be

fewer homes for them to choose from in all areas.  Many sellers are still in an underwater position,

but those who own their home or have sufficient equity to sell are going to see much more activity on

a listed home this spring.  Prices are predicted to rise with the increased demand from buyers.

low $100,000’s to over $2,000,000 with the majority of homes

selling from $100K to $400K.  East Grand Rapids is a very popular

place to live and the months of home inventory, lowest in the

Grand Rapids area, shows this.

Average List Price – $ 484,823 

Pending Sales – 2

Average Sold Price – $ 274,516 

Average Days on Market – 52-57 days

 

 

Home prices are rising in East Grand Rapids, just as home inventory

is shrinking.  Good news for home sellers, prices starting to rise.  Low

appraisals is still a problem in most areas, though we predict  East GR and

Forest Hills will be the first to recover.  If you have been thinking of selling

Kentwood Michigan is a large suburban city southeast of Grand

Rapids, population under 50,000. It has manufacturing, shopping centers,

and lots and lots of residential housing. Kentwood Public Schools are

one of the largest school systems in the area with over 9000 students

and 16 buildings within a 24.25 square mile area.

2012 4th Quarter Real Estate Market Activity

Kentwood Current Listings = 63

Pending & Sold Kentwood Listings = 217

Average List price – $116,340

Average Time on Market = 68-82 days

Average Sold Price = $ 111,960

 

 

The home inventory in Kentwood is at very low levels.  This hasn’t 

affected average sold price yet but we predict it soon will.  As soon as the

spring buying season gets into full gear, quality homes that are listed at

a competitive price shouldn’t last long on the market.  Still seeing a slight

decrease in average sale price, but the range of homes is from $ 18,000 to

$ 437,500 in this Grand Rapids suburban community, with the majority

in the mid-to-lower price ranges.

Rockford is a northern suburban city near Grand Rapids,

about 15-20 minutes by freeway from the center of the city.  It is a

small town on the Rogue River with: an excellent public school system,

diverse businesses, and resources.

Pending Home Sales: 18

Sold Rockford Homes: 144

Average sold price  $ 199,822

Average sold price/sq ft = $110

Housing sales in Courtland Township, Algoma Township and

City of Rockford are included in this report.

Rockford’s housing market ranges from $30K at the low end

to over $1 million at the high end.  The average sold home price has

decreased slightly for the 4th quarter, as is typical of the late fall market.

With fewer homes on the market, early winter and spring sales will

most likely bring home prices higher.
