Cascade Neighborhood Absorption Report

Caravelle Village is an established subdivision built in the late 1960’s

and 1970’s just south of Burton Street, east of Kraft Avenue and west

of Cascade Road in Cascade Township.  These Grand Rapids Homes

have the traditional mix of two stories, tri-levels and ranches.  A desirable

place to live with median priced homes, Forest Hills Schools, and close to

28th shopping and restaurants. Originally built by a variety of builders, the

homes here are quality construction in a safe neighborhood and close to

the historic village of Cascade and 28th Street shopping.

Ada Michigan Neighborhood Real Estate Market Report ~ Adatowne ~ May 2009

Adatowne is a popular entry level home market in the Ada area of

the Greater Grand Rapids metropolitan area.

Part of the appeal is the proximity of Ada Elementary, Forest Hills

Central Middle and High Schools, Ada Christian Schools, St Roberts

School and being close to the village of Ada. Adatowne is an

established subdivision, started in the early 1970’s by E.L. Ladd

Builders of Ada.

I have held many open houses in these new plats

and sold many of the homes as new construction – to be built.

If you doubt the power of your home as an investment, a basic

ranch (about 1000 sq ft) sold  for $ 19,900 in 1975.

MARKET SYNOPSIS:  Absorption Rate for Adatowne is 2 months,

which means it would take 2 months for the active listings to sell,

if no other homes entered the market, according to current sales

statistics.  The market is hot in this neighborhood. This is the lowest

absorption rate of any local Grand Rapids neighborhood that on

which we do reports.  Price per square foot is going up for both sold

and active listings. although it hasn’t recovered to levels seen in 2004-

2005.

With the new trend of consumers downsizing and the popularity of

Forest Hills Schools, the real estate market should remain strong

and viable for Adatowne homes, as long as they are in "great

condition" and priced about $100 sq ft.

Cascade Township Neighborhood Real Estate Reports ~ Cascade Woods ~ May 2009

Cascade Woods is an established neighborhood of large, executive

style homes in Cascade Township, MI. Most of these homes were

built in the 1960’s and 1970’s, although there are a few newer

homes that were built recently in the area. Close to the village of

Cascade and the Thornapple River, this heavily wooded area has

been a Grand Rapids desired suburban place to live for  decades.

Part of the Forest Hills School District, which draws many families,

there is also the river and it’s picturesque appeal.  The drive down

Thornapple River Drive between Ada and Cascade in the fall is one

of the prettiest drives in the greater Grand Rapids area.

The Absorption Rate for Cascade Woods Homes is 16.6 months,

Which means if no new listings come on the market, it will take

16.6 months to sell the existing inventory.  The average sold price

per SqFt is still almost half of the Active listings Price /SqFt.  This

could reflect foreclosures, short sales, and homes in poor condition

that have sold over the last 5 months.

Or it could be home condition which is slowing the sales of

older homes in this area.  You can see that the expired listings

had their homes priced $90K over the average list price.

While the spring market has seen a slight  uptick in prices paid

for Cascade Woods homes, the absorption rate is sobering at

16+ months.

Today’s buyers do not want to do ANY updates, which includes

painting, new kitchens & baths, and new flooring. If your Cascade

Woods home hasn’t sold, it is probably condition,  which gets

us back to price.  If you don’t want to improve your home, you

won’t get the same price as people who have updated and kept

their home current according to recent trends.

Diary of Buying a HUD-Owned Home = Patience

In February we received a call on a property that had been foreclosed on

by HUD (Housing & Urban Development).  The buyer was looking to

purchase the house and rehab the property.  When we met the buyer,

his thoughts were to purchase it and put  his daughter in as a tenant.

This sounded like a great idea and after looking as his 401k, he decided

a smart use of what money he still had in his account.

In Michigan the process to buy a HUD-owned home is similar to a

number of states.    The offer is presented on line -  if you are successful

in your bid you have 24 hours to supply the paperwork to the attorney

firm that is handling the process.

All went quite well and HUD accepted our offer on the property.

Now we wanted to do inspections. As is typical in vacant HUD properties, we

need to turn the utilities on to do the inspections. The local power company

would not turn the power on  until an electrical upgrade was completed.

We called the attorney firm and they indicated another department in Arizona

took care of that. It would take a few days to get the quotes in to authorize

the upgrade. As it turns out, they need  3 quotes and the guy in Arizona

only had 2 approved contractors. After a few weeks of waiting we did our

own quote and called the attorney and asked if we could do the upgrade

at no cost to HUD and then do our inspections.

The answer: No, they would not allow anyone in the house that was not

approved.

I went through the layers of management to get to a supervisor that

indicated he "was all over this" and he would make it happen. Another

month of phone calls and frustration finally got the bids in and received

a call from another department.

This department indicated the bids were in but now they had to check

with HUD to see if they would do the work since all properties were

purchased "as is". I asked why they did not mention that we would not

have the opportunity to do our inspections before we had gone through

nearly 3 months of waiting.

He did not have an answer but would get back to us.

Finally approved but the approved contractor could not get to the job

for a while.

The buyer, totally frustrated by now, decided he still wanted the property.

With nearly  3 months of phone calls and lack of action by HUD, he

offered to buy the home without inspections, if  they would give a

credit at close for the electrical repairs.

The calls were made and the approval granted. FINALLY!!!

Now we have 3 days to get the home closed before the offer expires.

If not closed in 3 days, we would have to file for an extension of the

agreement which might cost the buyer because he had not closed in

a timely manner.

We did close on the last possible day without too much issue.

Why do we do this?

Because the buyer is so happy!  The Buyer’s daughter actually bought

the  home and has a mortgage from the parents so she can get the

"First Time Buyer Home Credit".

They are happily cleaning and preparing to move in to the home. 

The electric is upgraded and the repairs are being completed.

The moral of the story:

In this housing market, buyers that never would have been able

to buy can own a home ——- if they have patience to go through

the process.

**Having a parent or relative fund the mortgage is another option

to a bank  mortgage.
